Kitchen Remodeler near Boca West Country Club

Kitchen remodeler near Boca West Country Club works inside a community of 55 private villages, which means 55 sets of rules about hours, elevators and debris on top of whichever government issues the permit. Both get settled before we quote a start date.

A kitchen inside a country club community answers to two sets of rules, and only one of them is written by a government. The permit covers the work. The village covers the day: when the crew can start, how the materials come in, which door the debris leaves by, and who has to be told first. Neither one is difficult once it is known, and both are expensive to discover late. So on this side of town the estimate begins with two questions that have nothing to do with cabinets.

Fourteen Hundred Acres, Fifty Five Villages, Fifty Five Rulebooks

The scale is what makes it a real planning problem rather than a formality. Boca West Country Club's own community fact sheet describes a property that spans 1,400 acres and is home to more than 6,000 residents, organized into 55 private villages that hold townhomes, patio homes, villas, garden apartments and single family homes. Five housing types, 55 villages, and each village with its own association and its own documents.

For a remodel that produces a specific and useful consequence: the answer to "when can you start" is not a property of the community, it is a property of your village. Approved work hours differ. Some villages control an elevator and some do not. Insurance certificates are named to different entities. Debris routes, renovation deposits, contractor registration and the notice a neighbor is owed before a demolition day all vary across the same 1,400 acres. A crew that can work eight hours in one village and four in the next finishes the same kitchen in half again the time, and that belongs in the schedule at the estimate.

The second authority is the government one, and here the postal address settles nothing. The City of Boca Raton warns on its own residency page that although you may have a Boca Raton address, it does not necessarily mean that you live within City limits, and it divides the map into three zones: the City of Boca Raton, the Greater Boca Raton Beach and Park District, and Palm Beach County. Which one applies is decided by the parcel. We look it up before drawing anything rather than assuming from the envelope, and our own office is a good reason to be careful about that: it carries a Boca Raton address and sits in the unincorporated county.

There is a third item that is about the calendar rather than the rules. A large share of owners here are away for part of the year and want the disruptive weeks to fall while they are gone. Those are also the weeks everybody else wants, so lead times stretch. And some villages apply stricter construction windows during the busy months, which is not a universal rule and is why we ask your village rather than telling you what the community does. The sensible move is to start the conversation well before the season you are aiming at, and to work backwards from it.

What a Village Kitchen Costs and How Many Days It Takes

The housing mix decides the number. A garden apartment, a villa or a patio home usually carries a kitchen under twenty linear feet of cabinetry, and a complete rebuild at that size runs $15,000 to $24,000. A larger unit or a single family home in the twenty one to thirty five foot range runs $25,000 to $42,000. Either way it is the whole room: cabinets, quartz counters, backsplash corner to corner, sink and faucet, hardware, the plumbing and electrical reconnections, installation and finish. We do not sell it in pieces.

Total time from signature is three to five weeks on the smaller kitchen and three to six on the larger one, counting design and the fabrication of cabinets and countertop. Time inside your home is about two weeks, or two to three on the larger job, assuming a full working day. If your village allows a four hour window, add days rather than weeks and we will tell you how many at the estimate instead of afterwards. Nothing gets demolished until the cabinets and the countertop are built and in hand, which also means the loud part is one planned stretch rather than a series of visits.

If the scope reaches a wall, the plumbing or the panel, it stops being this job and becomes a layout change with its own schedule and its own number, and in an attached home it also becomes a question for the association rather than only for the building department. We establish which of the two you have before you decide anything.

Getting to Us from Boca West

From the Boca West Country Club entrance, take Boca West Drive out to Glades Road and turn west. Glades crosses Florida's Turnpike and ends at State Road 7, which is also signed as US 441. We are at 20283 State Road 7, suite 412, in the Mission Bay office plaza just north of that intersection. It is a short run and there is only the one turn. If you are coming from a village on the south side of the property, Lyons Road south to Glades and then west works just as well.

Licensed, Insured, and Permitted in Boca Raton

The work is contracted, executed and invoiced by Gaven Constructions under Florida license CGC1524886, so a licensed general contractor stands behind the job rather than a coordinator between trades. The company is licensed, insured and bonded, and certificates are available before work is scheduled, which matters here because your village will ask for one naming the association. Installation labor carries a two year workmanship warranty written into the contract in advance. Any required permitting, drawings or engineering is identified and priced before the project is approved, and which office receives the application follows the parcel: for property in the unincorporated county that is the Palm Beach County Permit Center rather than the City.

Common Questions

What does a kitchen remodel cost in Boca West Country Club?

It depends on the size of the kitchen and not on the village. A complete rebuild of a kitchen under twenty linear feet runs $15,000 to $24,000, and one in the twenty one to thirty five foot range runs $25,000 to $42,000. The price structure is the same across our whole service area, with no travel fee and no location minimum.

What does my Boca West Country Club village need from you before work starts?

Usually written approval of the work, a certificate of insurance naming the association, the approved work hours, contractor registration, the debris route and often a renovation deposit. The list is similar from village to village but the details are not, which is why we ask for yours by name rather than working from what the community generally requires.

How many days does a kitchen actually take in Boca West Country Club?

Two weeks inside the home on a kitchen under twenty linear feet, or two to three on a larger one, assuming a normal working day. If your village limits the crew to a short daily window, the same work spreads over more days, and we would rather give you that number at the estimate than explain it in week two.

Who issues the permit for a home in Boca West Country Club?

It follows the parcel. The City of Boca Raton states that a Boca Raton address does not necessarily place a property inside City limits, and it divides the map into the City, the Greater Boca Raton Beach and Park District and Palm Beach County. We look the parcel up before drawing anything, and if it falls in the unincorporated county the application goes to the county Permit Center.

Can you remodel my Boca Raton kitchen while I am up north for the season?

Yes, and a good share of the work here runs that way. Two things to plan around. Those are the months everybody books, so lead times stretch and the conversation should start early. And someone has to be reachable for the decisions that come up once the kitchen is open, even if that is a phone call from another state.

Can I move the sink or open the wall in a Boca West Country Club villa?

Sometimes, and there are two gates rather than one. The building question is what runs under the floor and whether it can be relocated. The association question is whether the structure and the shared systems of an attached home allow it at all. We answer both before quoting, and the determination is free.
