Kitchen Remodeler near Town Center at Boca Raton

Kitchen remodeler near Town Center at Boca Raton means working both sides of Glades Road, and the two sides do not answer to the same building department. We check the parcel before anything gets drawn, and the price is the same on either one.

Kitchen work around Town Center happens along a corridor rather than inside a neighborhood. Glades Road carries the mall, the office parks, the condominium and villa associations to the south, and the single family streets to the north. Those are four different projects even when the kitchen is identical. What changes is not the cabinet. It is who has to approve the work, how the crew gets in and out, and what the building says about hours and elevators. We settle those three before quoting, because each of them moves the calendar more than the cabinetry does.

Which Side of the Line a Glades Road Kitchen Sits On

The mall itself sits inside the City of Boca Raton. A great deal of what people describe as being near Town Center does not, and that one fact decides which government reviews a kitchen. The City puts it plainly on its own residency page: although you may have a Boca Raton address, it does not necessarily mean that you live within City limits. The same page divides the map three ways, into the City of Boca Raton, the Greater Boca Raton Beach and Park District, and Palm Beach County.

That is not a technicality. It changes the portal the application goes into, the fee schedule, the inspector and the queue. A package assembled for the wrong authority is not a small correction. It is starting the paperwork again with the calendar already running. So the first thing we do with an address near Glades Road is check the parcel instead of the envelope. Our own office carries a Boca Raton address and sits in the unincorporated county, which is why this is a habit here and not a policy someone wrote down.

There is usually a second authority on top of the first. Much of the housing that rings the mall is condominium and villa, and the association controls the part of a project a permit never touches: approved work hours, a certificate of insurance naming the building, the elevator reservation and its protection, the route debris takes on the way out, and a renovation deposit. A crew with a four hour daily window finishes roughly half of what the same crew finishes in a single family house on the same day. That belongs in the schedule at the estimate, not as a discovery on the second morning.

The last item on this corridor has nothing to do with rules. Cabinets and stone arrive on a truck, and a truck on Glades Road at the wrong hour sits in traffic instead of at your curb. We book those deliveries early in the day, which is a small decision that keeps a two day install from becoming three.

What a Remodel Costs and How Long It Takes Here

A full remodel here runs $25,000 to $42,000 for a kitchen in the twenty one to thirty five linear foot range, which covers most of the single family houses north of Glades. That is the complete job: cabinets, quartz counters, backsplash corner to corner, sink and faucet, hardware, the plumbing and electrical reconnections, installation and finish. If the run is under twenty linear feet, which is most of the condominium and villa kitchens south of the road, the same complete job runs $15,000 to $24,000.

The schedule is two numbers and the second one is the one you feel. Total time runs three to six weeks from signature on a full remodel and three to five weeks on a small one, counting design and the fabrication of cabinets and countertop. Time inside your home is two to three weeks, or about two weeks on a small kitchen. They stay that far apart on purpose: nothing gets demolished until the cabinets and the countertop are built and in hand. Demolishing on the day the order is placed is how a three week job turns into two months without a kitchen.

Permitting is priced before the project is approved, never after, and which office receives it follows the parcel. If the property is in the unincorporated county, the application goes to the Palm Beach County Permit Center rather than to the City. If the scope reaches a wall, the plumbing or the panel, it stops being this job and becomes a layout change, with its own schedule and its own number. We say that at the estimate.

Common Questions

Does a Boca Raton address near Town Center mean the City issues my permit?

Not necessarily, and it is the first thing we check. The City's own residency page states that a Boca Raton address does not necessarily mean the property is inside City limits, and it splits the map into the City, the Greater Boca Raton Beach and Park District and Palm Beach County. Those are separate systems with separate portals and fees. We settle it on the parcel before drawing anything, which takes minutes and saves weeks.

Do you charge more to work near Town Center than anywhere else in Boca Raton?

No. There is no travel fee, no distance surcharge and no minimum project size that changes by location. What a kitchen costs is decided by the linear feet of cabinetry and by whether the layout moves, and neither of those depends on the address.

I live in a Boca Raton condominium off Glades Road. What does the association need before you start?

Usually the same short list: written approval of the work, a certificate of insurance naming the association, the approved work hours, an elevator reservation with protection, the debris route and often a renovation deposit. We collect those before committing to dates, because a four hour daily window changes how many days the job takes and a schedule that ignores it slips immediately.

How long will I be without a kitchen near Town Center at Boca Raton?

Two to three weeks inside the home on a full remodel, or about two weeks on a kitchen under twenty linear feet. Total time from signature is longer, three to six weeks and three to five weeks, and the gap is deliberate. We do not demolish until your cabinets and countertop are built and delivered, so most of the waiting happens while you still have a working kitchen.

Can you open the wall between the kitchen and the living room in a Boca Raton condominium?

Often, but the answer depends on the wall and not on the wish. Once a wall, a sink or a range moves, the job becomes a layout change with a different schedule and a different price, and in a condominium it also becomes a question for the building rather than only for the city. We tell you which one you have before you decide, and that determination is free.

Can the work happen on my Boca Raton kitchen while I am away for part of the year?

Yes, and a good share of projects here run that way. Two things to plan around. Those are the months everyone else books, so lead times stretch and the conversation should start earlier than feels necessary. And somebody has to be reachable for the decisions that come up once the kitchen is open, even if that is a phone call from another state.
